Mitsubishi Corporation Urban Development, Inc. (Location: Chiyoda-ku, Tokyo; President & CEO: Kenji Morita; hereinafter the "company") and Kasumigaseki Capital Co., Ltd. (Location: Chiyoda-ku, Tokyo; President & CEO: Koshiro Komoto; hereinafter "Kasumigaseki Capital") announce the completion of construction of MCUD Logistics Higashi-Ogishima (LOGI FLAG TECH Higashi-Ogishima I; hereinafter the "facility"), jointly planned by the companies in the Higashi-ogishima, Kawasaki-ku area of Kawasaki, Kanagawa Prefecture.
While the company has developed logistics facilities under the MCUD LOGISTICS brand since 2013, the new facility marks its first automated cold storage development project.

Overview of the facility

The facility is an automated cold storage equipped with an automated rack system covering the entire frozen storage area on the third floor and offering storage capacity for 10,000 pallets.In recent years, the proliferation of online supermarkets, changes in consumer trends such as increasing numbers of dual-income and elderly households, demand for longer shelf life, and advances in freezing technology are increasing demand for frozen and refrigerated foods. However, the maintenance of cold chains is a significant societal issue, encompassing difficulties including restricted supply of new frozen and refrigerated warehouses, the aging of existing warehouses, and the securing of workforces under the harsh environment of sub-zero temperatures. Automated cold storage contributes to addressing these social challenges.

Features of the site

Located midway between central Tokyo and central Yokohama, the facility is well positioned to serve both major consumer markets and benefits from excellent transportation connectivity.
In addition to two major ports, it offers easy access to Haneda Airport, enabling the use of the Tokyo metropolitan region's primary logistics infrastructure.

Environmental certification and sustainability-related initiatives

The facility achieves energy conservation and environmental impact reduction in its equipment through the use of electrical power from a rooftop solar power generation system and through high-efficiency refrigeration equipment using natural refrigerants. The facility has also acquired A Rank certification under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) and highest-level 6-Star certification under the Building-Housing Energy-efficiency Labeling System (BELS).
