Mitsubishi Corporation Urban Development, Inc. (Location: Chiyoda-ku, Tokyo; President & CEO: Kenji Morita) announced that it has begun construction on innoba Kawasaki, a multi-tenant manufacturing/R&D facility in Minamikurokawa, Asao-ku, Kawasaki, Kanagawa Prefecture. The construction is scheduled for completion in the autumn of 2027.

Features of the site

This project site is located in Kawasaki Microcomputer City, a district developed by the city of Kawasaki to create a new industrial base and source of jobs in a city that generates creativity, with integrated research and development functions for electronics-related and other industries. Located 5.9 km from the Inagi Interchange on the Chuo Expressway and featuring excellent access from two stations on two train lines (3 minutes by foot from Kurokawa Station on the Odakyu Tama Line and 10 minutes by foot from Wakabadai Station on the Keio Sagamihara Line), the site is favorably located for both commuting and transport.

About innoba multi-tenant manufacturing/R&D facilities

innoba multi-tenant manufacturing/R&D facilities facilitate mutual relationships among startup firms and companies engaged in manufacturing, research, and development by housing them in a single structure. Acting under the brand promise of “Pioneering the creation of the future,” innoba is a place where people and ideas interact to generate innovation from resonance and fusion. innoba meets the diverse leasing needs of companies engaged in manufacturing, R&D, or other business types for which general office spaces present difficulties in leasing, and contributes to solving social problems such as the aging of existing manufacturing/R&D facilities.

Phase 1 of the Series, innoba OTA, opened in 2023 in Ota-ku, Tokyo, where many manufacturing firms are concentrated, and currently operates fully leased. The new innoba development is the first in the Kansai area and the third entry in the innoba Series, following the innoba Kawasaki facility planned for the city of Kawasaki in Kanagawa Prefecture. Private-sector construction, operation, and development of such facilities is unusual in Japan. Mitsubishi Corporation Urban Development intends to focus even further on such initiatives unique to the company, utilizing the Mitsubishi Corporation Group’s networks and broad area of contact with wide-ranging industries.

Features of innoba

Feature (1) innoba’s entrance and corridor widths are designed with consideration of loading paths for tenants’ equipment. With a shared area housing a rest space, meeting rooms, and cargo sorting parking lot, and private areas offering greater floor load and electrical power capacity than general leased offices, the space meets the multi-use needs of companies engaged in manufacturing, R&D, or other business types for which general office spaces present difficulties in leasing.
Feature (2) innoba supports business expansion and corporate value enhancement tailored to the needs of tenants by supporting interaction among tenant companies and outside companies as well as networking with outside experts in numerous fields. Support tailored to companies’ individual needs is also available at any corporate stage.
Feature (3) As a facility constructed and operated by the private sector, innoba places no restriction on the length or term of occupancy and welcomes individual discussions with tenants concerning arrangements.

The brand name “innoba” is coined from “innovation” and the Japanese word “ba” (place). The design of the logo arranges a geometrically composed “ba” in a way that evokes meshed and turning gears, expressing how different elements – people, companies, technology, and more – combine to create new, lasting relationships and energy.
