PRESS RELEASE 2024.10.31 Notice Concerning the Completion of Construction of MCUD・ZIP Hyogo-Tojo

First Joint Project by Mitsubishi Corporation Urban Development and Phoenix Property Investors

Mitsubishi Corporation Urban Development, Inc. (Location: Chiyoda-ku, Tokyo; President & CEO: Kenji Morita; hereinafter "Mitsubishi Corporation Urban Development") and Hong Kong-based investment group Phoenix Property Investors (Location: Otemachi First Square East Tower 3F, 1-5-1 Otemachi, Chiyoda-ku, Tokyo; representative in Japan: Daisuke Hayashi) announce that on October 31, 2024, construction was completed on development of MCUD ZIP Hyogo-Tojo, a logistics facility planned and developed in Minamiyama, Kato, Hyogo Prefecture as the first joint venture between the two companies.

Features of the site

Located in Hyogo Tojo Interpark close to the Hyogo Tojo Interchange on the Chugoku Expressway, the facility offers an environment that facilitates round-the-clock operation and frequent deliveries. It enables inter-city transport in the Himeji/Chugoku area direction and the Kobe/Osaka direction (about 40 minutes to central Kobe or 50 minutes to central Osaka) via a network of expressways including the Chugoku Expressway, Maizuru-Wakasa Expressway, Sanyo Expressway, and Rokko-Kita Toll Road, as well as regional delivery via prefectural roads and national roads around Harima and Kobe.

Facility features

The facility is equipped with spacious truck berths that can be divided and leased by up to two tenants. Its highly versatile specifications include one freight elevator and one vertical conveyor in each subsection.

Environmental certification initiatives

The facility achieves energy conservation and environmental impact reductions in its equipment through the installation of a solar power generation system that covers a portion of the site's lighting and other electricity usage. Certification of the facility under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) and the Building-Housing Energy-efficiency Labeling System (BELS) is planned. In consideration of the SDGs, a portion of the site's external paving uses warm mix asphalt that emits 15% less CO2 than standard asphalt during construction work.
