innoba multi-tenant manufacturing/R&D facilities meet the widely diverse leasing needs of companies engaged in manufacturing, R&D, or other business types for which general office spaces present difficulties in leasing. innoba also contributes to resolving societal issues such as the aging of existing manufacturing/R&D facilities. The first entry in the innoba Series, MCUD R&D Ota (innoba OTA), opened in 2023 in the Ota-ku section of Tokyo, where many manufacturing firms are concentrated. The new location in Higashiosaka, the third entry in the Series after the under-development MCUD R&D Kawasaki (innoba Kawasaki) in Kawasaki, Kanagawa Prefecture, will mark the first innoba location in the Kansai area.

innoba's entrance and corridor widths are designed with consideration of loading paths for tenants' equipment. With a shared area housing a rest space, meeting rooms, and cargo sorting parking lot, and private areas offering greater floor load electrical power capacity than general leased offices, the space meets the multi-use needs of companies engaged in manufacturing, R&D, or other business types for which general office spaces present difficulties in leasing.

innoba supports business expansion and corporate value enhancement tailored to the needs of tenants by supporting interaction among tenant companies and outside companies as well as networking with outside experts in numerous fields. Incubation-related support is also available to meet the needs of newly established companies and small and medium enterprises.

innoba is established and operated by the private sector and places no restrictions on period of occupancy.
Features of the site
This planned site is located in the Takaida area of Higashiosaka, where industrial companies, particularly in the manufacturing industry, are concentrated. The location offers highly convenient access via public transportation. It can be reached from five stations on three railway lines, including Kawachi-Eiwa Station on the Kintetsu Nara Line and JR Kawachi-Eiwa Station on the JR Osaka Higashi Line, and is just 9 minutes by foot from the Takaida Yanagidori Naka stop (Osaka Bus). The site is accessible in about 5 minutes by automobile from the Takaida Exit of the Chuo Odori/Hanshin Expressway, which runs east-west from Higashiosaka to central Osaka north of the site. The industrial Osaka Hiraoka Prefectural Road passes the site to the south. These thoroughfares make the site favorably located for commuting and transport to and from the city of Osaka and other nearby municipalities.
