Mitsubishi Corporation Urban Development, Inc. (Location: Chiyoda-ku, Tokyo; President & CEO: Kenji Morita) and Hong Kong-based investment group Phoenix Property Investors Japan Limited (Location: Chiyoda-ku, Tokyo; representative in Japan: Daisuke Hayashi) announce that on January 30, 2026, construction was completed on development of MCUD・ZIP Shizuoka Kakegawa (hereinafter the “facility”), a logistics facility developed in Hase, Kakegawa, Shizuoka Prefecture.

Features of the site

The logistics industry is facing major turning points, including a shortage of truck drivers and the expansion of e-commerce hubs. Our company has engaged in the development of logistics facilities mainly in the Tokyo metropolitan area and the Kansai area, but keeping up with the times, we have for the first time undertaken the development of a logistics facility in Shizuoka Prefecture. The facility is in Kakegawa, a Shizuoka Prefecture city serving as an intermediate locale connecting Japan’s three major cities of Tokyo, Nagoya, and Osaka. Located within 200-300 km of both the Tokyo metropolitan area and the Kansai region, the site is able to meet needs for a wide-area transport and relay hub. It offers excellent access to National Route 1, a major highway, and is only 2.3 km from JR Kakegawa Station on the Tokaido Main Line. These features make the facility highly compelling in terms of hiring.

Facility features

This four-floor multi-tenant logistics facility features about 11,570 m2 space per floor and vehicle access on the 1st and 2nd floors.
It can be divided and leased by up to four tenants, with four freight elevators plus four vertical conveyors capable of transporting basket trucks and pallets. The pillar span is over 10 meters, allowing highly versatile specifications that adapt to flexible warehouse layouts. The entrance incorporates a design inspired by the history of Kakegawa, taking the walls of Kakegawa Castle and the inn towns of the Tokaido Road as its motifs.

Environmental certification and sustainability-related initiatives

The facility achieves energy conservation and environmental impact reduction in its equipment through a rooftop solar power generation system that supplies a portion of the site’s lighting and other electricity usage. Through this, it has acquired A Rank certification under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE), highest-level 6-Star certification under the Building-Housing Energy-efficiency Labeling System (BELS), and ZEB certification.
