First joint project by Mitsubishi Corporation Urban Development and Phoenix Property Investors

Mitsubishi Corporation Urban Development, Inc. (Location: Chiyoda-ku, Tokyo; President & CEO: Kenji Morita) and Hong Kong-based investment group Phoenix Property Investors (Location: Chiyoda-ku, Tokyo; representative in Japan: Daisuke Hayashi) announce that on March 31, 2025, construction was completed on MCUD ZIP Osaka Hirano, a logistics facility planned and developed in Kamiminami, Hirano-ku, Osaka, Osaka Prefecture.

Features of the site

Located inland in the city of Osaka about 2.0 km from Yao Interchange on the Kinki Expressway, the site offers outstanding transportation convenience in the Kinki region. Proximity to the central districts of Osaka, the largest consumer area in the Kansai region, makes the location ideal for delivery. The site is also about 4.5 km from JR Kudara Kamotsu Terminal Station, an advantageous location for modal shift. The facility is within walking distance of the nearest train station, Kami Station on the JR Kansai Main Line, and Shin-Kami Station on the JR Osaka Higashi Line. This proximity and the large surrounding population create a favorable environment for workforce hiring.

Facility features

The facility, which can be divided and leased by up to two tenants, features one freight elevator and one vertical conveyor in each subsection. Pillar spans of over 11 meters create highly versatile specifications that flexibly adapt to warehouse layouts. Reflecting the characteristics and history of the region, each subsection incorporates design that recognizes the small urban factories lining nearby neighborhood streets and a motif of geologic strata, inspired by historic relics discovered during pre-construction surveying.

Environmental certification initiatives

The facility has acquired A-Rank certification under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE), highest-level certification under the Building-Housing Energy-efficiency Labeling System (BELS), and ZEB certification. The facility's equipment achieves energy conservation and environmental impact reductions through a solar power generation system that supplies a portion of the site's lighting and other electricity usage.
